Mais la question qui subsiste est : <b>&#8220;Faut-il \u00e9quiper une cuisine d\u00e9j\u00e0 am\u00e9nag\u00e9e de placards de tous les \u00e9lectrom\u00e9nagers ou n&#8217;est-ce pas n\u00e9cessaire pour attirer des locataires ?&#8221;<\/b><\/p>\n\n\n\n<p>Parmi ces derniers, la plupart seront \u00e9videmment satisfaits de pouvoir s&#8217;installer dans un appartement sans avoir \u00e0 passer par la case Darty. La perspective de s\u00e9duire une client\u00e8le en attente de prestations toujours plus \u00e9lev\u00e9es ne doit pas faire oublier que la gestion des r\u00e9parations peut s&#8217;av\u00e9rer d\u00e9plaisantes pour les deux parties.&nbsp;Par ailleurs, certaines cuisines s&#8217;accommodent mal d&#8217;\u00eatre pr\u00e9sent\u00e9es avec des r\u00e9servations en attente d&#8217;\u00e9quipements, notamment les si pris\u00e9es cuisines &#8220;am\u00e9ricaines&#8221;.&nbsp;&nbsp;Mais quelles sont les implications pour les propri\u00e9taires ?<\/p>\n\n\n\n<p>Mis \u00e0 part l&#8217;investissement financier, il faut savoir que le bailleur est tenu de remplacer des \u00e9quipements d\u00e9faillants ou de payer les r\u00e9parations importantes (<a href=\"http:\/\/vosdroits.service-public.fr\/particuliers\/F31697.xhtml#N103AD\" target=\"_blank\" rel=\"noopener noreferrer\">voir le d\u00e9cret de 1987<\/a> sur les r\u00e9parations locatives qui pr\u00e9cise que le locataire n&#8217;assure que l&#8217;entretien courant et les menues r\u00e9parations) et c&#8217;est cet aspect qui peut l\u00e9gitimement l\u2019inqui\u00e9ter, n&#8217;ayant pas de moyen de contr\u00f4ler la bonne utilisation des \u00e9quipements.<\/p>\n\n\n\n<p><strong>Deux r\u00e9ponses sont \u00e0 retenir pour cette question :<\/strong><\/p>\n\n\n\n<p>Soit les \u00e9quipements sont neufs et pourvus d&#8217;une extension de garantie mettant \u00e0 l&#8217;abri des discussions \u00e9ventuelles entre bailleur et locataire pendant une p\u00e9riode longue,<br>Soit les \u00e9quipements, bien que r\u00e9cents, ne sont plus couverts par une garantie et le bailleur a alors int\u00e9r\u00eat \u00e0 mettre ces derniers \u00e0 disposition du locataire et lui laisser la responsabilit\u00e9 des r\u00e9parations, menues ou non, ainsi que les \u00e9ventuels remplacements.<\/p>\n\n\n\n<p>La meilleure r\u00e9ponse \u00e0 cette question sera apport\u00e9e au cas par cas, en fonction de la taille de l&#8217;appartement, de la client\u00e8le susceptible de louer, et de l&#8217;\u00e2ge\u2026des \u00e9quipements !<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00c0 l&#8217;exception des propri\u00e9taires institutionnels, peu de bailleurs se risquent encore aujourd&#8217;hui \u00e0 proposer un appartement en location vide avec une cuisine enti\u00e8rement vide : tous savent, ou entendent, qu&#8217;une location n&#8217;est pas \u00e9ternelle et que les locataires n&#8217;ont plus envie d&#8217;investir dans une installation co\u00fbteuse pour une dur\u00e9e parfois limit\u00e9e.
